What could my Real Estate Tax Bill look like for the next three years if we don’t say no?

The Select Board is offering an Override Tax Calculator for tax payers to see how this override will increase their individual real estate tax bill for the upcoming Fiscal Year 2027. (You can find a link to this calculator at the bottom of the page.)

You should know the full picture. Our tax calculator shows you the full real estate tax bill that you are likely to receive for FY2027, including Prop 2 ½ and debt exclusions increases. Nothing is omitted.

We then present you with a realistic estimate of your real estate tax bill for Fiscal Years 2028-29. Our calculator meticulously compounds the tax amounts to provide a more accurate representation of your potential tax liability. In contrast, other tax calculators often use FY2026 as a base number and fail to account for compounding of the Prop 2 ½ & Debt increases over the subsequent three years, resulting in a lower tax forecast. Various factors influence the projection of future years, including changes in property valuation, new growth forecasts, and prevailing market conditions. While the future remains uncertain, we strive to offer the most informed guidance to help you make an informed decision regarding your real estate tax obligations.

INSTRUCTIONS: To determine the forecast tax bill for a specific address, begin typing the address in the Property Address field and select the appropriate address from the list. Alternatively, you can input a specific assessed value in the Assessed Value field. Click on the Calculate button to view the forecast of your Real Estate Property Bill. For general inquiries, you can view Median Single Family Home or Condominium values (FY2026) by clicking on either button.

FY2027-FY2029 Override Tax Calculator



This Tax Calculator uses data provided by the Town of Brookline, the Town’s Override FAQs, and the Expenditures & Revenues Study Committee. The base tax year is Fiscal Year 2026. Percentage rate increases for Prop 2 ½ and previously approved Debt Exclusions are (FY2027) 5.08%, (FY2028) 3.14%, and (FY2029) 3.10%. Each calculation is compounded on the previously calculated Fiscal Year. For the Operating Override, the percentage increases are (FY2027) 2.96%, (FY2028) 1.68%, and (FY2029) 2.35%. The percent increase amounts for the override are all calculated on the base FY2026. The Cumulative percentage increases shown are calculated using the Fiscal Year 2026 base tax amount. These are different from the percentages shown on the E&RSC report as the Prop 2 ½ & Debt are calculated using the compounded Fiscal Year Tax amounts. Total 3-Year Tax Impact is calculated at the cumulative increase of taxes over the three years of the override with respect to FY2026. In other words: (FY2027 - FY2026) + (FY2028 - FY2026) + (FY2029 - FY2026) = TOTAL 3-YEAR TAX IMPACT
